This adaptive re-use project transformed a former SRO hotel located at 18 Gramercy Park into luxury residences. Designed by Robert A. M. Stern Architects, the project was undertaken by Eastgate Realty and Zeckendorf Development. The condominium includes fourteen full-floor condominiums, a terraced duplex penthouse, and a maisonette unit – each with keys to the exclusive Gramercy Park. Located in a historic district, the project involved securing approvals from the Landmark Preservation Commission and an ambitious architectural design.
Role + Responsibilities
Zubatkin has a longstanding relationship with Eastgate Realty, serving as its representative to support the oversight of this development, providing financial controls, administration and reporting. The focus of Zubatkin’s work was in assisting with the management of the overall project budget, schedule, bid and award of trades, and contracts; establishing the Guaranteed Maximum Price (GMP); and providing construction oversight and quality control. The firm’s In-House Technical Group assisted in the review of drawings, resolving technical issues and change management.
